Where did you get that from? New houses in Blaine are going for about $160/ sq ft. These are not on Minnetonka, but decent 3500-4000 sq ft homes. To double that price per square foot you’d have to have a large lot, special property, or high end finishes. New homes in Rosemount are going for $160/ sq ft.
There are some new homes in Champlin going in for over $200/sq ft. The one I could find was a DR Horton home and it was $230/sq ft…and that wouldn’t even be a custom home with high end finishes since it’s DR Horton.
A small house in a neighborhood of large homes? Overpaying for lot? The point is most new construction is nowhere near $325/ sq ft in the Twin Cities.
It’s an entire neighborhood (probably close to 100 homes). The homes are all $200-230 per sq ft and the square footage ranges from 2700-4500. The only ones that drop under $200 per sq ft have sport courts as that space isn’t as valuable. The 2 builders are Jonathan Homes and DR Horton. Same houses would probably be $100,000 to $200,000 more in Maple Grove/Plymouth.
